This is what is in high demand anywhere on a Florida beach.
The emerald coast is known to have some of the whitest powdery sand beaches in America. Your place in paradise is only about 1000 feet from the parks private beach. Certainly close enough to walk to the beach and several restaurants. The golf car is a faster way to get there and to haul your beach stuff.
July 4th is a big deal here! Firework displays abound. The private beach is halfway between the two piers. Fireworks are launched on the end of both piers, as well as from many of the hotels and condominiums.

EXTERIOR INFORMATION The camper is attached to a reinforced over hang and concrete patio. Certainly a great place to hang out and grill outdoors in the shade and out of the rain. Over the years it has withstood the powerful winds of hurricanes and many tropical storms. Also on the patio is a nice wooden double seater Adirondack chair and table combo. Also a glass top table with chairs. Wooden picnic table that sets just outside of the patio. Many of the campers in the park are dressed with beachy items and this one is no different. The entire patio area also is covered in multicolor ceiling lights for the night festive look.
We have great neighbors! The ones next door on both sides are full time residents.

Considering the age of this camper, it has had some leaks over the years. It does not currently have any. The roof has been protective sealed coat in the last 2 years with a protective covering, as a normal maintenance protection. All of the windows and doors have been resealed in the past year as well as a future protective measure. The wooden deck and Adirondack Chair set has been painted and stained this past year.
This view above shows the slide out and the utility shed. The shed is a must have that is equipped with a small washer and dryer, and a small refrigerator, plus plenty of space for beach stuff.

The park itself you will find to be very quiet and peaceful. (motorcycles and scooters are not allowed in the park) Your camper is located far enough away from the busy noisy Front Beach Road. All residents in this park are long term owner residents, so you don't have property rentals or camper lot rentals for short terms. Many of the residents live here full time and work in the area. Owners/tenants are not allowed to rent out their space or homes.

I personally have enjoyed this as a remote virtual office as I work online everyday. A great opportunity for some to work and live on the beach for cheap!
Each bedroom has a sliding wood door for more privacy. The spacious bathroom is between the back bedroom and the living room, with wooden doors on both sides.
Front bedroom with full size bed and plenty of storage for hanging clothes as well as folded clothes. This room has a large storage area beneath the bed, that great for linens, blankets, pillows and cushions.

The couch folds out into sleeping space. Also includes a recliner. 32" smart tv included in the main room. The camper is currently equipped with cable and internet.
The brown cabinet serves as a pantry for food, that is next to the dining table that converts into sleeping space.
The kitchen has a gas stove/ oven, microwave, two compartment sink and a new residential refrigerator. Plenty of cabinet space for cook ware.

On this side of the bedroom is the cable hookups, for a TV if needed. This is the only room with carpet and not much of it as the bed covers most of the room
This back bedroom is equipped with a TV and remote. To the right is hanging storage that is in front of a large hanging clothes cabinet.

GOLF CAR INCLUDED in this bundled price of $28,000. INFORMATION....its a 2016 EZGO electric golf car that has been upgraded with a speaker system and amplifier to listen via bluetooth to your favorite beach cruising music. The Golf Car is street legal and is what they call a low speed vehicle. It runs about 22 miles per hour, and you will find that it is ideal for traffic on Front Beach Road. Being street legal means it is also allowed on most beach roads and streets of 35 miles per hour or less. This means you can pretty much run the entire length of Panama City Beach on a full charge. (Fairly New Charger Included) Being located only one mile from Pier Park, the biggest shopping complex on the beach including Target and Walmart, makes it easy to hop on the cart and go. The golf car fits perfectly under the canopy on the patio as well when not in use.
Park lot fees and other information
This lot with plenty of parking is currently 565.00 per month. Current expected new tenant rate of 600.00
Included in this fee is Water, Sewage, Trash Pickup, and a large channel cable TV package.
It includes maintenance and upkeep on a large park swimming pool. The park also maintains wood walking deck down to beach level at the private beach. There are several people in the park that are available for cutting and weed eating or general maintenance on your home.
The park is kept clean and free of debris.
This leaves you with the following expenses. We currently pay about 37 dollars a month for internet. Our electric bill runs from 35.00 per month to 120.00. and the camper is equipped with a central cooling unit, with vents throughout the unit. It has central propane gas heat with vents throughout the unit. It has a gas stove and water heater, and we probably spend no more than 125.00 per year for propane gas. NOTE; We only spend on average a week to 10 days a month here.
The complete application, park rules and guide lines are available upon request. The park owner does do some kind of a background check that has to be passed before allowing new park tenants. One of the park strict rules is that your property can not be rented out. If is only for owners and their more immediate family. This is actually great, as it allows for only responsible somewhat vetted people to be in the park year round.

The average lot rent across the US is around $300 per month, and still have extra fees like trash pickup, cable tv and water. So we think the lot fees and all it includes is a fantastic bargain due to the beach paradise location. The park has for years now had a very long waiting list of people trying to obtain a lot in this park. So spots are certainly in high demand, and the best long term renting you will find on the beach with your own private beach access. Once you have a lot here, you can pretty much put any camper on the lot in the future, so long as it meets park guidelines.
Of course most people visit Panama City Beach to enjoy the outside and there are hundreds of events, festivals and activities to enjoy with your entire family.
